Through extensive vision-building efforts with the municipality, a roadmap was created to develop Nacka Strand into a vibrant neighborhood. At the same time, TAM was responsible for both the development and management of the area, which resulted in a new tenant mix. Later, approximately 110,000 square meters of commercial space was sold to Alecta, which chose to retain TAM as the property manager. In addition, significant development rights for both residential and office properties were developed and sold. The result was a reduction in the vacancy rate from 27 to 3 percent, higher rents, longer lease terms, and more satisfied tenants.
